Managed residences are operated assets, not just buildings.
Student residences and coliving are held by operators whose economics depend on occupancy and running costs over decades. That changes what the engineering is asked to optimise: not the lowest construction cost, but the lowest total cost across a long holding period, with running expenditure that the operator can forecast.
Two design decisions dominate that calculation. Summer comfort determines whether the asset needs mechanical cooling, which is the single largest operating cost differential between two otherwise similar buildings. And acoustic performance between units determines complaint levels, which drive both management cost and renewal rates.
Regulation
RE2020 sets the frame, comfort sets the value.
RE2020 applies with a carbon budget over the building's whole life, which makes life-cycle assessment a design input. Its summer comfort indicator is the requirement most often underestimated in this sector, because the occupancy profile, evenings and nights, in dense compact units, is unfavourable.
Acoustic regulation fixes measured values between dwellings. In a residence where units share walls on all sides, meeting them is a matter of construction detailing rather than of specification, and the verification happens on the finished building.
Certification has become part of the transaction. Institutional buyers of managed residences increasingly require third-party-verified environmental performance before acquiring, because their own reporting depends on it. A certificate issued by a body accredited under ISO/IEC 17065 travels into an acquirer's disclosure; a self-declaration does not. That is the practical reason the group keeps its engineering and its certification activities in separate entities.
